Know the terms, the title risk and your total cost before bidding.
Know which auction you are considering
Start by identifying the seller, the auction type and the written terms. A trustee sale, an online auction and a lender-owned property sale are not interchangeable. Do not assume that the deadlines or protections of an ordinary resale apply.
Before you bid
- Read the auction terms and any buyer fees.
- Confirm deposit, payment method and payment deadlines.
- Investigate title, liens, occupancy and possession.
- Find out whether inspections or access are available.
- Set a maximum total budget, including repairs and carrying costs.
Plan your funds and your risk
Do not bid based on a general promise of financing. Have your lender, title advisor and any legal counsel review the specific transaction before you commit. A winning bid is not a guarantee of clear title, immediate keys or a bargain.
Talk through the alternatives
We can compare the auction opportunity with ordinary listings and other purchase options. The right answer may be to bid, negotiate elsewhere or walk away.
