Check the parcel, the bill and the closing estimate together.
Start with the actual property
Use the parcel and address for the home you are considering, not a rule-of-thumb percentage. Review its tax history and ask your escrow officer how taxes will be handled at closing.
- Find the parcel record and confirm that it matches the property.
- Review the actual tax bill and any outstanding amounts.
- Ask your lender whether taxes are paid through an escrow account.
Assessor or Treasurer?
Keep both county resources handy: the Assessor for property records and valuation information, and the Treasurer for the bill, payments and payment deadlines. Follow the current instructions published by the county rather than the dates in an old listing.
Questions for your closing team
- How will taxes be prorated between buyer and seller?
- Does the estimate include special assessments or other charges?
- When will I receive the next bill, and who is responsible for paying it?
- Could changes to the property or its use affect future bills?
